The Company

Cisterra was formed by Steve Black in August 1999 to partner with Cisco Systems Inc., a multinational corporation, to help accommodate its rapid growth through the development of large regional office campuses and sites throughout the U.S. and Europe. Since then, it has developed over 8 million square feet of best-of-class projects ranging from high-rise urban mixed-use projects to biotechnology and research facilities, to inter-modal rail-served industrial, to traditional multi-family. Cisterra has assembled an extraordinary group of industry professionals with unmatched experience in all facets of real estate development. We pride ourselves on being an entrepreneurial spirit with a tremendous work ethic and expertise to create world-class facilities for our clients.


Our Expertise

Cisterra is unique in that we are a relatively small, finely-tuned organization whose professionals have worked together for many years pre-dating the company’s founding. The Cisterra team is an industry leader in corporate build-to-suits, office development, and has significant multi-family and retail experience. With a wide range of capabilities and commercial real estate development experience of over 30 million square feet, the Cisterra team looks to create lasting relationships with its tenants, partners, lenders and all those who contribute in the creation and execution of our award-winning projects.

History

Cisco Systems: The Cisterra team created a systematic, highly portable model that allowed the partnership to acquire, master-plan, entitle and deliver sites to accommodate 6 million square feet of space in the U.S. and Europe.


Biogen-IDEC: An example of Cisterra’s innovative, solution-driven approach is its development of the award-winning 767,000-square-foot headquarters and research facility for Biogen-IDEC in San Diego. DiamondView Tower: Cisterra developed this spectacular, 325,000-square-foot Class A high rise in Downtown San Diego next to PETCO Park home of the Padres. Completed in March of 2007, the tower is a home run financially and has received numerous honors. Gateway at Torrey Hills: This 200,000-square-foot Class A office campus in Torrey Hills/Del Mar was completed in December 2007 with substantial pre-leasing at the highest lease rates ever achieved in San Diego.


The Point in Rancho Bernardo: Cisterra acquired these two 4-story Class A office buildings totaling 185,000 square feet in 2007. Our creative site-planning allows us to add 300,000 square feet of space in a cohesive master-plan with structured parking and highest freeway visibility in Rancho Bernardo.
